Maybe it was the conversion of a shipping container or maybe it was a picture of a finished cottage with a price that seemed very low. Then you called a real builder in Massachusetts, or you discovered what an actual finished ADU costs and the difference was huge. So now you are wondering whether every other builder is overcharging you, or whether that cheap ADU was even to begin with.

Site work is everything that has to be done to have a buildable home connected to your piece of land. It is the biggest thing that changes in all ADU construction, and it is the one cost that no builder can give you honestly from the internet.

Here's the honest part that most bargain ads don't talk about. Even the price that we advertise doesn't include the site work, because we don't know your site until we see it for ourselves. It isn't a trick. It's the only responsible way to give a price when the site work on one lot can cost much more than site work on the lot next door. A price that doesn't include site work is just a starting point, not the total, no matter who is advertising it.

So when you see $149,000, you aren't seeing a discount. You're seeing a price that has taken out the part of the job that varies the most, and usually the part that costs the most. The finished price of $320,000 to $420,000 is there because it includes the whole job, site work and everything.

What Does Site Work Actually Cover?

Site work is a term that builders use, and it's worth an exact definition, because it covers a lot of hidden work in the ADU prices you see. Site work isn't on the house itself. It doesn't include your cabinets or your flooring. It's everything that's necessary to get your land ready to hold a house and connect it to power, water, and septic. It's the ground and that's where budgets work or they don't.

On a lot that already has city sewer and water, like most of the properties in a town like Weymouth, the cost is easier to figure because the connections are close and predictable. When that box needs a foundation, utilities, and has to meet codes and inspections you will have the same real costs the ad didn't talk about.

That's the way that every too-good-to-be-true ADU offer works. It shows you the cheapest part of the project and lets you think it's the whole thing. Whatever the ad is selling, the land still has to be prepared, the ADU still has to be connected, and the finished cost will still be in the range of $320,000 to $420,000 which is what a real Massachusetts ADU costs today.

So Is Every Cheap ADU Offer a Scam?

No, and it wouldn't be honest for us to say so. Not every low advertised number is a con. Some builders are just giving you a base price or a shell price that honestly doesn't include site work and finishes, the same way our own published pricing does because we can't know what your lot is like from a web page. The number isn't always a lie, it is usually just incomplete.

The honest test is not whether the cost is low. It's if the cost includes the entire job. If a homeowner has an empty lot with town sewer and town water, no ledges, no water issues, and a short electric run the real finished number will be in the lower price range. If the site is complicated, it will be higher. Either way, the most useful question to ask any builder, including us, is simple: does this number include the site work, or not? Ask that question and those offers that are too good to be true will give you the answer.
