How We Do Business.

Our policies on pricing, content, reviews, privacy and licensing, gathered in one place. None of them are new: each one is already published on this website, and each section links to the page where it lives.

We publish what it costs, and what the price leaves out.

Plan prices are on the website. So is what the website price does not include. No hidden fees, no surprise change orders. You know what your ADU will cost before we break ground.

Not included in the website price

Site work. We handle all of it, but we price it after evaluating your lot, because every property is different:

  • Tree clearing
  • Excavation
  • Grading
  • Septic
  • Water line
  • Electric line
  • Driveway
  • Drainage
  • Retaining walls

You get a fixed site work price before any construction begins. As a guide, our pricing page puts a flat, cleared lot with sewer access around $50,000 to $75,000, and a wooded lot with ledge, wetlands and a septic requirement around $80,000 to $105,000. Your lot decides.

We tell you when the clock starts, and when it might not hold.

Once we break ground, your ADU is move-in ready within 100 days of the first shovel, guaranteed in writing. We are just as explicit about the conditions.

What the guarantee covers
  1. The clock starts at the first shovel, after design, budget, selections, permitting and site prep are complete.
  2. Permitting is the town's clock, not ours. It usually runs 90 to 120+ days, and we handle all of it.
  3. If your build will run longer than 100 days, we tell you before we break ground, the day pre-construction finishes, and explain exactly why. The reasons are almost always site-driven: ledge, difficult soil or grade, or unusual lot conditions.
  4. After you move in: every BuildX build carries a 3-year warranty and an 11-month check-in.

Every article is written or directed by Buz Artiano, founder and CEO, and Buz reviews every article before publication. If it does not reflect how we actually build, it does not go live.

Our 10 Best ADU Builders in Massachusetts scorecard is published by BuildX, one of the builders ranked in it. The article says that at the top, scores BuildX with the same weighted rubric as every other company, and penalizes missing data the same way for every builder.

Coverage we did not buy

The two 2026 ADU builder guides that profile BuildX compiled their lists independently. BuildX did not pay for, submit to, or sponsor either placement. See them on our Recognition page.

Reviews on our site come straight from Google.

The reviews we show are a live feed of our Google reviews: unfiltered, unedited, directly from Google. We currently have 44 reviews and a 5-star rating, and every one of them can be read on Google.

Your information stays with your project.

You share your address, property details, family situation and finances with us. Here is what we will never do with them.

  • We never sell your personal information. Not to marketing companies, not to data brokers, not to anyone.
  • We never share your financial details beyond the professionals directly involved in your project, as authorized by you.
  • We never use your property address or project details in our marketing without your written consent.
  • We never send unsolicited marketing. If you hear from us, you contacted us first or opted in.
  • Phone conversations are not recorded without your knowledge or consent.
  • Photos of your property are only used publicly with your explicit permission.
  • Ask, and we will update or remove your personal data from our systems.

Licensed, registered, and published.

We publish our license numbers, and who holds each one, so you can verify them with the Commonwealth before you hire anyone, including us.
