The 10 Best ADU Builders in Massachusetts in 2026
If you have spent any time searching for an ADU builder in Massachusetts, you have already noticed the problem. Every builder's website claims to be the best. Testimonials are curated. Photos show the finished product, not the process. Pricing is vague or missing entirely. When you start calling around, you end up in three different sales conversations with no reliable way to compare what you are being told.
You could find yourself spending weeks trying to answer a simple question that should have a clear answer: who actually builds good ADUs in Massachusetts, and what separates them from a general contractor who simply added ADUs to their service menu?
Here at BuildX, we've completed more than a dozen ADUs and counting across Massachusetts, with more in progress and concentrated experience on the South Shore and in Plymouth County. Founder Buz Artiano has been in Massachusetts residential construction for 41 years, completing more than $450 million in residential projects. BuildX handles design, permitting, and construction under one roof. We work daily with Massachusetts septic constraints, lot coverage limits, and the by-right permitting requirements that took effect statewide under the Affordable Homes Act of 2024, which you can review at mass.gov. We know this market from the ground up, and know what separates builders who do ADUs well from those who do not.
This article scores ten ADU builders in Massachusetts using the same weighted rubric we applied to ourselves. BuildX ranks first. We are not going to pretend otherwise. But every criterion was applied consistently, we penalized missing information the same way regardless of the builder, and we gave credit for documented proof rather than marketing claims. If you read this and decide to call a different builder, that is a good outcome. The goal is to give you a real scorecard, not a brochure.
Disclosure and how to use this ranking. This article is published by BuildX, one of the builders ranked in it. We scored BuildX with the same weighted rubric applied to every other company, used public third-party sources where available, and penalized missing data the same way for every builder. BuildX ranks first. Weigh that the way you would weigh any self-published ranking: check the sources we cite under each builder and the numbers we show.
Builder information changes. Review counts, license status, BBB standing, pricing, and published timelines can change after this was written, so verify any figure directly with the builder and through mass.gov before you hire. Rankings are reviewed quarterly. Data last reviewed and re-verified August 12, 2026. Licensing for every ranked builder verified against Massachusetts state records.

Hawthorn Builders ranks second at 8.2 for third-party credibility and published timeline data. All ten builders were evaluated on a weighted rubric covering reviews, licensing, proven ADU experience, timeline transparency, cost transparency, years in operation, Massachusetts location, and available floor plans.

What Makes a Good ADU Builder in Massachusetts?
Before going into the specifics of each company, it helps to understand what separates a purpose-built ADU company from a general contractor who added ADUs to their list of services. The difference matters more than most homeowners realize, and it is not always visible on a website.
A general contractor who builds ADUs as a secondary offering typically approaches each project from scratch. Subcontractors change from project to project. Permitting gets figured out as they go, because they have not been through a specific town's process enough times to know the variables in advance. The floor plan library is thin or absent. Change orders come late because key variables were not identified at the outset.
A builder whose entire operation is organized around ADU construction works differently. Subcontractors are pre-qualified for the specific trade sequence an ADU requires. Permitting is a known process, not an open question, because they have been through it in dozens of towns with dozens of inspectors. The floor plan library exists because they have already solved the spatial and structural problems that a compact dwelling presents. Pricing gets published because they have built enough projects to know what things actually cost. This is not a small operational difference. It is the difference between a builder who is learning on your project and one who has already learned.
14 completed BuildX ADUs and counting: across the published build times on our live list, the average is 82 days from first shovel to move-in, ranging from 58 to 96 days, with every build delivered inside the 100-day guarantee. That kind of consistency does not happen without a repeatable process. It happens because the subcontractor list is stable, the material sequences are pre-planned, and the inspectors know what they are going to see when they show up. It also happens because we have seen the places where projects stall, and we have built the process around preventing them.
Here is what we recommend every Massachusetts homeowner look for when evaluating an ADU builder:
- Customer satisfaction across multiple platforms. Look beyond a single star rating. How many reviews does the builder have? Are they consistent across Google, Houzz, and HomeAdvisor, or does a perfect score rest on three reviews from family members? Volume and consistency matter more than the raw number.
- Verified Massachusetts licensing. Massachusetts requires an active Construction Supervisor License (CSL) to supervise structural work on one- and two-family homes, the license category that covers ADU construction. Confirm the license is active and current through mass.gov, not just claimed on a website. BBB accreditation and insurance documentation add another layer of protection.
- Proven ADU-specific project volume. There is a real difference between a builder who has completed 50 renovations and one who has completed 50 ADUs. ADU construction in Massachusetts involves septic evaluation, lot coverage analysis, and zoning work that differs substantially from a standard addition or renovation. Ask how many ADUs they have completed, not how many homes.
- Published construction timeline. Builders who publish a timeline are telling you they are confident in their process. When a builder cannot give a straight answer on duration, that is not a sign that the project is too complex to estimate. It may be a sign they have not done it enough times to know.
- Published pricing. A builder who publishes pricing has already done the operational work of figuring out what things cost at scale. Transparent pricing reduces late-stage change orders and signals a mature process behind it.
- Years of operation. Longevity matters in construction for three specific reasons: warranty honoring, process refinement, and market knowledge. A builder who has been operating for 15 years has seen projects go wrong in ways that a newer company has not, and has had to build the processes to prevent them. That said, years in business is one signal among several. A founder with 41 years of experience behind a five-year-old company brings a very different risk profile than a five-year-old company started by someone new to the trade.
- Physical location in Massachusetts. Local presence is not just a convenience factor. A builder with an office in your region has established relationships with the inspectors, subcontractors, and suppliers your project will depend on. They're more likely to have pulled permits in your town before. They know the Board of Health requirements in your county. A builder serving Massachusetts from out of state, or from a remote office, is working out those relationships on your project.
- Number of available floor plans. A published floor plan library tells you how many times a builder has already solved the spatial and structural problems that a compact ADU presents. Fourteen published models means fourteen rounds of design refinement, fourteen sets of client feedback incorporated, and fourteen proven layouts you can evaluate before committing. A builder who operates custom-only is not automatically inferior, but you are asking them to solve problems on your project that a builder with a deep floor plan library has already solved on someone else's.
How Did We Score Every ADU Builder?
We evaluated 15 Massachusetts ADU builders in detail against the rubric below, out of 26 companies our research identified by name. Of the 26: ten made the final rankings, five were eliminated during license and identity verification, one lacked sufficient data to score, one met our licensing and ADU-positioning standard but could not be fully scored before publication, two were disqualified outright, three are prefab or modular suppliers outside this list’s scope, two were reviewed only at a surface level, and two are noted as worth watching.
Every company that made the final rankings, including BuildX, was scored using the same weighted composite system with eight criteria. The table below explains each criterion and how it was measured.
The biggest data gap across this market is confirmed ADU project counts. Most builders do not publish a specific number of completed ADUs. Where exact counts were unavailable, we used proxies: ADU-specific published pricing pages, ADU-specific timeline data, published floor plan libraries, and case study evidence. We did not penalize custom-only builders with a zero for the floor plans category, because a fully custom approach has legitimate value. It simply does not give buyers the same upfront clarity that published plans provide.
| Criterion | Weight | How We Scored It |
|---|---|---|
| Reviews & Reputation | 22.5% | Weighted blend: 70% star rating + 20% review volume + 10% recent consistency. Sources: Google, Houzz, HomeAdvisor, GuildQuality, BuildZoom, BBB, and Facebook, where available. A perfect 5.0 with 3 reviews is not the same as a 5.0 with 56 reviews. |
| Licensing & Insurance | 17.5% | Active MA Construction Supervisor License of record, verified through the Massachusetts OPSI License Verification portal (July and August 2026); state registry records control wherever third-party databases are incomplete. BBB accreditation and insurance verification where available. |
| Number of ADU Projects Built | 17.5% | Confirmed completed ADU projects. 21+ completed projects = 10, 11 to 20 = 8, 6 to 10 = 6, 3 to 5 = 4, 1 to 2 = 2, unknown = 0. |
| Published ADU Build Timeline | 12.5% | Standard detached ADU benchmark. 7 months or fewer = 10, 8 months = 8.5, 9 months = 7, 10 to 11 months = 5.5, 12+ months = 4. No published timeline = 0. |
| Cost Transparency | 10% | Weighted 70% affordability + 30% transparency. Full published pricing with inclusions = 10 for transparency. No published pricing = 0. |
| Years of Operation | 7.5% | 15+ years = 10, 10 to 14 = 8.5, 7 to 9 = 7, 4 to 6 = 5.5, 2 to 3 = 4, under 2 = 2. |
| Massachusetts Location | 5% | MA office = 10, serves MA from New England = 6, serves MA remotely = 3. |
| Available Floor Plans | 7.5% | 13+ published plans = 10, 8 to 12 = 8, 5 to 7 = 6, 3 to 4 = 4, 1 to 2 = 2. Custom-only builders received a 6.0 as a baseline score. |
The exact scoring formula
Final score = (Reviews × 22.5%) + (Licensing × 17.5%) + (ADU Projects × 17.5%) + (Timeline × 12.5%) + (Cost × 10%) + (Years × 7.5%) + (Location × 5%) + (Floor Plans × 7.5%)
Each of the eight criteria is scored from 0 to 10, multiplied by its weight, and the eight weighted results are added into a single composite out of 10. Displayed scores are rounded to one decimal place. A criterion with no verifiable data scores 0 and pulls the composite down, which is why several long-established builders with thin published information land in the middle of the table rather than the top.

- Licensing: Construction Supervisor License CS-042906 (Vittorio M. "Buz" Artiano Jr.), unrestricted, verified Active through the Massachusetts OPSI License Verification portal in August 2026. HIC Registration #208169 (BuildX LLC), expires 03/29/2027, confirmed against the state-issued registration. BBB A+ Accredited since February 2026.
- Years of Operation: LLC registered in 2021. Founder Buz Artiano: 41 years in Massachusetts residential construction, more than 1,000 families served, $450 million in completed projects.
- Location: 1B Marion Drive, Unit 2, Carver, MA 02330, and 24 Rockland Street, Unit 6, Hanover, MA 02339.
- Published Timeline: A published, written 100-Day Build Guarantee (the clock starts at break-ground, after permitting and site prep), one of the few build-time guarantees we found published by an ADU builder in this group. Permits: 90 to 120+ days. Total project: 6 to 9 months. Includes a 3-year warranty and an 11-month check-in.
- Published Pricing: 14 models with fully published pricing, from the Hideaway at $284,301 up to the Homestead at $525,861. Published model prices cover the complete home package, foundation through move-in-ready finishes. Site work such as septic, excavation, and utility connections is quoted separately based on your lot, so the figure that lands on your final budget depends on your specific property.
- Floor Plans: 14 published floor plans, the most of any builder in this ranking.
Why this rank: BuildX earned the top position by offering the most comprehensive transparency package in the Massachusetts ADU market. Fourteen published floor plan models, fully transparent pricing on every model, a 100-day build guarantee, and a perfect 5.0 review score across multiple platforms. The entire operation is organized around ADU construction, not general contracting with ADUs added as a secondary service.

- Reviews: Google 5.0 (20 reviews), Houzz 5.0 (8 reviews), GuildQuality 13 reviews. Three platforms total.
- Licensing: CS-103005 Active, BBB A+ Accredited since May 2018, the longest BBB tenure among ranked builders.
- Years of Operation: Founded in 2005 (21 years). Co-founder Mathew Roth has been active in Massachusetts construction since 1996.
- Location: 97 Chapel Street, Needham, MA 02492.
- Published Timeline: 90-day construction phase. 6 to 12 months total from permits to completion.
- Published Pricing: Published on their ADU page: a 400-square-foot ADU at approximately $300,000 and a 900-square-foot ADU at $400,000 to $500,000, within an overall published range of $200,000 to $500,000.
- Floor Plans: No stock plans, all custom design-build.
Why this rank: Hawthorn earned the second position through a strong combination of reputation and third-party validation. They hold the longest BBB A+ accreditation among builders evaluated, a BuildZoom score of 112 (top 3% in Massachusetts, as of August 2026), and three Best of Boston awards. They publish both pricing and timeline. They lost ground on floor plan count (all custom, no stock options) and have less explicit ADU-specific volume proof compared to BuildX.

Bradford Construction
(7.0 out of 10)| Solid optionFounded in 2021 and based in Haverhill, Bradford Construction is an ADU-focused builder led by Rick White, offering ICF (Insulated Concrete Form) construction and the lowest published entry pricing among the stick-built builders in this ranking.

- Licensing: CS-097296 (Richard C. White), verified Active through the Massachusetts OPSI portal, August 2026. HIC 201908 (responsible person Rick C. White), verified Active at the MA Contractor Hub, expires September 2027. No BBB profile.
- Years of Operation: LLC registered April 2021 (5 years).
- Location: 145 South Main Street, Haverhill, MA 01835.
- Published Timeline: ICF builds approximately one month construction time. Total project 4 to 6 months. Wood-frame timeline not published.
- Published Pricing: Two models: Elm 514 to 600 square feet at $217,000 to $252,000. Maple 726 square feet at $280,000 to $320,000. The lowest published entry price among the stick-built builders in this ranking.
- Floor Plans: Two published floor plans (Elm and Maple).
Why this rank: Bradford received a strong score on cost and timeline criteria for having the lowest stick-built entry price in this ranking ($217,000) and a fast ICF construction timeline. ICF construction is a genuine differentiator in Massachusetts, where building performance and durability in cold months matter. Lower review depth (3 Google reviews), a younger business (5 years), limited floor plan options, and less visible ADU-specific volume kept the overall score in the middle of the rankings. Bradford is a strong option for buyers who prioritize affordability and construction speed.

Baystate Group
(6.8 out of 10)| Situational fitWith a company history dating to 2005 and based in Blackstone, Baystate Group is a design-build firm led by Victor Rodrigues serving more than 40 Massachusetts towns. - Licensing: CS-114949 verified Active. CSFA-106478 (Victor M. Rodrigues), Construction Supervisor 1 & 2 Family, verified Active August 2026. BBB A+ rated, not accredited.
- Years of Operation: Company history dating to 2005 per company materials. The current entity was organized January 29, 2019, as VJA Development LLC and renamed that May. Consistent with our treatment of BuildX, Bradford, and Crowley, we score the entity (7 years).
- Location: 8 Bellingham Road, Blackstone, MA 01504.
- Published Timeline: Garage conversions 3 to 5 months. Detached ADUs take 6 to 10 months from permits to completion. Timeline is published.
- Published Pricing: Not published. The general construction range shown on Houzz does not represent ADU-specific pricing.
- Floor Plans: No stock plans, design-build approach.
Why this rank: Baystate publishes a clear ADU timeline broken out by project type, which is genuinely useful for buyer planning, and holds two verified state licenses. Their company history dates to 2005 per their materials; the current entity was organized in 2019, and we score the entity, the same standard applied to BuildX, Bradford, and Crowley. They were held back by no published ADU pricing, limited review depth (9 Google reviews), and entity age. Published pricing would likely move them up in the rankings.

Auburndale Builders
(6.2 out of 10)| Situational fitIn business for over 15 years per their own site and based in Newton, Auburndale Builders is led by Nick Falkoff with the most credentialed team in this group, including four CSL holders, two PHIUS-certified professionals, CAPS certification, and a deep BuildZoom permit history (275 permitted projects as of August 2026).

- Licensing: CS-092610 (Nicholas L. Falkoff) of record, verified Active August 2026, plus three additional team CSLs per company materials (four total; per company materials). BuildZoom 100 (top 13%) with 275 permitted projects as of August 2026. BBB A+ rated, not accredited.
- Years of Operation: Over 15 years per their own site; BBB records the business started January 2011. GM Nick Falkoff has been active since 1999, formerly VP of Passive House Massachusetts.
- Location: 151R Adams Street, Newton, MA 02458.
- Published Timeline: No published timeline.
- Published Pricing: No published pricing.
- Floor Plans: No stock plans, custom passive-house-focused construction.
Why this rank: Auburndale has arguably the deepest team credentials in this market: four Construction Supervisor License holders, two PHIUS certifications, and a deep BuildZoom permit history (275 permitted projects as of August 2026). Their passive-house expertise is a genuine differentiator for energy-conscious buyers. Their score drops because they do not publish pricing, timeline, or floor plan information, the exact transparency factors that matter most in a comparison like this. For buyers who prioritize energy performance and team credentials over upfront pricing visibility, Auburndale is a compelling choice.

Perry Brothers
(6.0 out of 10)| Situational fitFounded in 1975 per company history and based in Newbury, Perry Brothers Construction reports the longest operating history in this group at 51 years, run by brothers Edward and William Perry with master electrician credentials.

- Reviews: Google 4.7 (15 reviews), Houzz profile with four projects, BuildZoom 103 (top 10%) with 145 projects. Perry Brothers also holds 184 five-star reviews on Angi, largely for smaller home repair and remodeling jobs around the house; Angi is outside our scoring sources.
- Licensing: William Perry CS-064451 Active, Edward Perry CS-108549 Active, eight employees, master electrician on staff.
- Years of Operation: Founded 1975 per company history (51 years as reported), the longest operating history in this group. Corporate formation date and continuity pending state verification.
- Location: 20 Seaview Lane, Newbury, MA 01951.
- Published Timeline: No published timeline. One-year warranty.
- Published Pricing: No published pricing.
- Floor Plans: No stock plans, custom construction.
Why this rank: Perry Brothers reports the longest company history in this group (dating to 1975, per company materials) and holds a BuildZoom score of 103 with 145 completed projects. Dual CSL holders and a master electrician credential signal deep trade competence. However, the scoring penalizes the absence of published pricing, timeline, and floor plan information, as well as limited direct ADU-specific project evidence. For buyers who value decades of proven general construction experience on the North Shore, Perry Brothers is worth contacting.

JB Cote Construction

- Licensing: CS-067605 (John B. Cote), verified Active August 2026. BBB A+ (not accredited); BBB lists 29 years in business, file opened 2006.
- Years of Operation: Founded in January 1997 (29 years).
- Location: 25 Grand Avenue, Cumberland, RI 02864. Rhode Island-based; serves Massachusetts.
- Published Timeline: No published timeline. Reviews reference on-time delivery.
- Published Pricing: No published pricing. Website states no hidden fees.
- Floor Plans: No stock plans, custom construction.
Why this rank: JB Cote has one of the deepest Google review profiles of any builder evaluated: 59 reviews at 4.8 across nearly three decades of operation. That is a meaningful signal of sustained customer satisfaction. Their long operating history and BBB A+ standing add further credibility. They were penalized for no published pricing, no published timeline, and Rhode Island headquarters. For buyers who prioritize proven reputation and are comfortable working with a Rhode Island-based builder, Cote is worth a conversation.

FiveTen Construction
(5.5 out of 10)| Limited proof / notable tradeoffsBased in Medford, FiveTen Construction is a woman-owned boutique firm led by Alison Loiselle that specializes in all five ADU types with a maximum of two concurrent projects. Its construction-and-design brand is a recent launch (the owner's own framing); the older FiveTen Properties entity (around 2014) operated as a separate property business, so we score the firm on its construction operation.

- Licensing: CS-112264 (Alison H. Loiselle), verified Active August 2026. No BuildZoom profile. No BBB profile.
- Years of Operation: construction-and-design operation is a recent launch (about 2023–2024); the FiveTen Properties LLC entity dates to roughly 2014 but ran as a property business. Scored on the construction operation; exact formation date pending a Secretary of State pull.
- Location: 145 Burget Avenue, Medford, MA 02155.
- Published Timeline: No published timeline.
- Published Pricing: No ADU pricing published. A planning-phase fee (around $1,500) covers design consultation only.
- Floor Plans: No stock plans, custom across all five ADU types.
Why this rank: FiveTen stands out as a woman-owned boutique firm with a clear ADU focus and a strong Google review profile (25 reviews at 5.0). Their coverage of all five ADU types is a differentiator, and the intentionally small project load means consistent hands-on attention. However, there is less third-party validation (no BuildZoom or BBB presence), no published pricing beyond a design fee, and no published construction timeline. Buyers who value a high-touch boutique experience with a clear ADU specialist will find FiveTen worth exploring.

(5.3 out of 10)| Limited proof / notable tradeoffsFounded in 2013 and based in Hanover, Woodland Builders is a design-build firm led by George "Tripp" Woodland III, recognized with multiple industry awards, including a 2024 PRO New England Gold Award for a multi-use ADU project.
| Criterion | Score (out of 10) |
|---|---|
| Reviews | 8.8 |
| Licensing | 8 |
| ADUs Built | 2 |
| Timeline | 0 |
| Cost | 0 |
| Years | 8.5 |

- Reviews: Google 4.9 (18 reviews), Houzz 4.9 (11 reviews), and BBB 2.0 (1 review). BuildZoom 100 (top 13%) with 27 permitted projects, profile under George H. Woodland III, verified August 12, 2026. Five industry awards, including a 2024 PRO New England Gold Award for their Cohasset multi-use ADU, plus 2023 BRAGB PRISM Silver, 2020 NARI Gold (residential addition), 2020 NARI Silver (kitchen), and 2019 NARI Gold (exterior).
- Licensing: CS-085608 (George H. Woodland III), verified Active August 2026. BBB A+ rated, not accredited.
- Years of Operation: Founded in 2013 (13 years), stated in their own site copy and structured data.
- Location: 195 Hanover Street, Suite 3, Hanover, MA 02339.
- Published Timeline: No published timeline.
- Published Pricing: No published pricing.
- Floor Plans: No published stock plans. One documented ADU project: 747 square feet in Cohasset.
Why this rank: Woodland has solid reviews and meaningful industry recognition, including a Gold award for their Cohasset multi-use ADU project. They land ninth because of limited published transparency across pricing, timeline, floor plans, and ADU project volume. Their one documented ADU project shows real capability. As Woodland publishes more ADU-specific information, their ranking could improve significantly.

John Crowley Construction
(4.8 out of 10)| Limited proof / notable tradeoffsBased in Pembroke with 25 years of South Shore remodeling history per company materials, John Crowley Construction is a family-owned general contractor whose services span kitchens, baths, basements, decks, and additions, alongside a dedicated ADU practice covering detached, attached, garage-conversion, and basement units.
| Criterion | Score (out of 10) |
|---|---|
| Reviews | 9.0 |
| Licensing | 8 |
| ADUs Built | 0 |
| Timeline | 0 |
| Cost | 0 |
| Years | 5.5 |
| Location | 10 |
| Floor Plans | 6 |
- Reviews: Google 4.9 (63 reviews), verified August 12, 2026, plus Facebook 92% recommend (11 reviews); 74 reviews across two platforms, the highest combined count in this group. Site testimonials are self-reported and unscored.
- Licensing: CS-114197 (John D. Crowley), verified Active August 2026. The license is published sitewide on their own pages. No BBB profile.
- Years of Operation: The current corporation was organized October 7, 2021 and renamed from John D Crowley Inc in 2024; the 25 years cited in company materials reflects the principal’s career. Consistent with our treatment of BuildX and Bradford, we score the entity.
- Location: 171 Mattakeesett Street, Pembroke, MA 02359.
- Published Timeline: No published timeline.
- Published Pricing: No published ADU pricing; estimates by consultation only.
- Floor Plans: No stock plans; custom construction and conversions.
Why this rank: Crowley is the profile this article exists to illuminate: a capable, long-tenured South Shore general contractor who added ADUs to an established remodeling menu. His ADU page is genuinely detailed across all four unit types and his license checks out at the state registry, but there is no published pricing, no published timeline, no floor plan library, and no documented ADU project count. The score reflects thin public proof, not necessarily thin capability. For an attached, garage, or basement conversion handled by a longtime local remodeler, Crowley is worth a call.

Why Did Some Builders Not Make the Final List?
Our research identified 26 Massachusetts ADU companies by name. Fifteen were seriously evaluated against our rubric. Ten made the final rankings. The remaining sixteen did not make the list, for specific, verifiable reasons.
These companies appear in AI-generated results and search rankings, so if you have seen their names, here is what our verification found. The standard we applied is simple: if we could not confirm a valid Massachusetts Construction Supervisor License, verify the owner's identity, or find enough independent evidence to score reliably, the company did not make the list. Most online rankings skip this step. We did not.
Mass Tiny Homes (Removed during verification)
Mass Tiny Homes appeared in several AI-generated ADU builder lists and scores reasonably well on surface signals: Google 4.7 stars with 28 reviews, BBB accredited. We removed them during verification.
The company operates as Laksh Enterprises LLC (doing business as Mass Tiny Homes) and holds a Massachusetts Home Improvement Contractor registration (#215198). We could not identify an active Massachusetts Construction Supervisor License of record for the company or its principals, the license category that covers structural work on ADUs. With an HIC registration but no CSL we could confirm, we could not verify who is authorized to supervise structural construction on their projects.
The company was incorporated on April 12, 2024. It is two years old. The stated 15+ years of experience on their website is a personal claim by the owners, not the company's operating history. The company appears at four different addresses across public records. BBB rating is A, not A+. We could not confirm who is legally authorized to supervise construction on their projects.
Backyard ADUs (Removed during verification)
Backyard ADUs had a strong paper profile: featured in the Boston Globe in 2022, a Small Home Hero Award, and co-founder Austin Gregory holds a Professional Engineer license in six states. We removed them during verification.
The Massachusetts Construction Supervisor License associated with the company, CS-116643, is held by co-founder Austin R. Gregory doing business as Backyard ADUs per the state record; it expired on July 13, 2025, and the license address on file is in Portland, Maine. Backyard ADUs was founded in 2019 by Chris Lee, with Austin Gregory as co-founder. Separately, the company shows no public Google review record (no rating or count), and its pricing is locked behind a form, so we could not verify customer feedback or dollar amounts. Most decisively for this list, Backyard ADUs builds modular/prefab units in a factory (a different market segment from the stick-built, custom design-build work the ranked companies do), so we did not rank it alongside them.
Horizon ADU (Insufficient data to score)
Horizon ADU positions as an ADU specialist operating out of Boston. We could not verify enough to rank them.
They have five Google reviews at 4.8 stars. No BBB listing. No Houzz profile. No BuildZoom presence. No GuildQuality. We were unable to confirm the owner's name, years in business, or Massachusetts CSL license from any public record. The $300,000 to $500,000 pricing range that appears in other analysis files came from our own research, not from anything published on their website. With no verifiable identity, no licensing confirmation, and no third-party presence beyond five Google reviews, we did not have enough to rank them with confidence.
Additional Context We Found About Bradford Construction (Ranked #4)
Bradford Construction is ranked third in our list. Their published pricing (from $217,000) and ICF construction approach are genuine differentiators that no other builder in this group offers at that price point. However, if you have seen their $500 million portfolio claim in other sources, that figure almost certainly refers to founder Rick White's career history, not the company's project record. Bradford's LLC was formed on April 5, 2021. It is five years old. BuildZoom shows a score of 102 with 17 permitted projects as of August 2026. Google has three reviews.
We kept Bradford in the rankings because what they publish is verifiable and legitimate: two real floor plan models, a real price range, and a real construction approach. We dropped their ADU-volume score accordingly and scored their years-of-operation as a five-year company, not a fifteen-year one. The ranking reflects what we could confirm, not what is claimed.
More Companies That Were Eliminated During Verification
Beyond Mass Tiny Homes and Backyard ADUs, these companies did not survive the verification step, plus one whose evaluation is queued:
- South Shore In-Laws. No Google reviews. No confirmed owner identity. No verifiable CSL from public records.
- SJ Wilson Construction (evaluation queued, not eliminated). Whitman-based general contractor with a verified active CSL (CS-118965, Sean J. Wilson), genuine ADU positioning on a dedicated service page, and roughly 100 reviews at a 4.9 average across platforms. We could not complete a full scoring dataset before publication; a full evaluation is queued for the next quarterly review.
- ADU Building Systems. No address confirmed. No owner identity. No reviews on any platform.
- ADU of Massachusetts. No reviews. No confirmed license. Awards referenced on their site were not independently verifiable.
- Horizon ADU. Covered in detail above. Five reviews, no owner, no license confirmed from public records.
Two Companies We Disqualified Quickly, and Why
Two companies were removed before any evaluation:
- ADU Builders Massachusetts. Fake site. Phone number listed as 555-555-5555. No real business behind it.
- D&G Exteriors. A roofing and exterior contractor. Not an ADU builder.
Prefab and Modular Suppliers Outside This List's Scope
These companies are prefab or modular operations that do not represent the local Massachusetts custom and design-build market this list covers:
- Zook Cabins. National prefab supplier, not a local Massachusetts builder.
- Great Lakes Tiny Home. National prefab supplier, not a local Massachusetts builder.
- LB Modular Homes. Modular ADU supplier publishing a $199,000 starting price and two floor plans. As a modular operation it sits outside the stick-built, custom design-build segment this list covers, but budget-focused buyers comparing segments should know that published figure exists.
Two more companies were referenced in our research materials and reviewed only at a surface level: DCCS Construction, a Boston design-build firm holding a BBB A+ accreditation under its full legal name (Design Construction & Consulting Services, Inc.) with an ADU services section, and Northeast Design Build, a Rhode Island-based remodeling firm whose site publishes no ADU plans or pricing. Neither was evaluated against the rubric in this cycle.
Two Companies Worth Watching
Two companies met meaningful parts of our standard and are queued for full evaluation at the next quarterly review:
- Walczak Design Build. An ADU-focused North Shore design-build firm with a verified active CSL (CS-108993, Derek Walczak), a 4.9 blended rating across Google (20 reviews) and Houzz (35 reviews), a documented ADU case study, and a published project budget band of $500,000 to $750,000. They publish no floor plans or itemized pricing.
- Mass ADU. A Woburn newcomer founded in 2024 with a BBB A rating, six named floor plan models published without pricing, and an active project gallery. We could not locate a Construction Supervisor License of record from public registries, the same gap that removed other companies from consideration, so Mass ADU is noted here rather than ranked.

Reviews column shows total ratings across distinct platforms; BuildX's BirdEye profile (5.0, 39 reviews) syndicates its Google feed and is excluded from the total to avoid double-counting. Per-platform breakdowns appear in each profile above. *BuildX LLC is five years old. Founder Buz Artiano has 41 years and $450 million in Massachusetts residential construction experience. †John Crowley Construction Co organized October 2021, renamed from John D Crowley Inc in 2024; the 25 years in company materials reflects the principal’s career, and consistent with our treatment of BuildX and Bradford we score the entity.
Scoring tiers reflect how we interpret each score range:
| Score Range | Tier | What It Means |
|---|---|---|
| 9.0 to 10.0 | Best-in-class | Excels across most or all criteria. A confident choice for most buyers. |
| 8.0 to 8.9 | Strong contender | Strong overall with minor gaps. Worth serious consideration. |
| 7.0 to 7.9 | Solid option | Good fundamentals. One or two notable strengths offset by data gaps. |
| 6.0 to 6.9 | Situational fit | Genuine strengths in specific areas. Best for buyers whose priorities align with those strengths. |
| Below 6.0 | Limited proof | May have real capability, but published evidence is thin. Score could improve as more data becomes available. |
Which Builder Is the Right Fit for You?
BuildX is not the right choice for every buyer in Massachusetts. If you are looking for a builder with a multi-decade operating history, companies like Perry Brothers (a company history dating to 1975) and Hawthorn Builders (21 years) bring tenure that our five-year track record cannot match.
If your project requires passive-house certification or deep energy performance credentials, Auburndale Builders has a more specialized team for that work. If geographic proximity to the North Shore, western Massachusetts, or Rhode Island matters, other builders in this list have stronger local presence in those areas.
We built this rubric to surface the right fit for your situation, not to redirect every buyer to us.
Here is how to use the rankings based on what matters most to you:
- If you prioritize maximum transparency and a guaranteed timeline, BuildX offers one of the most comprehensive upfront information packages we found in the Massachusetts market: published pricing on 14 models, a published 100-day build guarantee, and a 3-year warranty.
- If you prioritize third-party credibility and design awards, Hawthorn Builders has the deepest recognition portfolio with three Best of Boston awards and PHIUS certification.
- If you prioritize the lowest published entry price and innovative construction methods, Bradford Construction offers ICF builds starting at $217,000, the most affordable published stick-built entry point in this ranking.
- If you prioritize energy performance and team credentials, Auburndale Builders has four CSL holders and two PHIUS-certified professionals on their team.
- If you want a longtime South Shore general contractor for an attached, garage, or basement conversion ADU, John Crowley Construction pairs 25 years of local remodeling history with a state-verified license.
- If you prioritize proven reputation over decades, Perry Brothers reports 51 years of operation and JB Cote has 59 Google reviews at 4.8 across a 29-year history.
Whatever you decide, the goal of this guide was to give you a legitimate scorecard built on verifiable data.

Methodology & Disclosure: This article was researched and written by BuildX, one of the companies ranked in it. We scored BuildX using the same weighted rubric applied to every other builder, and we penalized missing data the same way regardless of the company. Construction Supervisor License statuses for every ranked builder were verified through the Massachusetts OPSI License Verification portal in July and August 2026. BuildX's CSL (CS-042906, Vittorio M. Artiano Jr.) and HIC registration (#208169, expires 03/29/2027) were additionally confirmed against state-issued records. State registry records control wherever third-party databases are incomplete. BBB standing was checked at BBB.org. Review data was collected from Google, Houzz, HomeAdvisor, GuildQuality, BBB, Facebook, and BuildZoom, with BuildZoom scores sourced from buildzoom.com as of August 2026. Yelp, Angi, Thumbtack, and syndication platforms such as BirdEye sit outside our scoring sources; where mentioned, they appear as context only. Pricing, timeline, and floor plan figures reflect what each builder published on its own website.
Builder information changes. Review counts, license status, BBB standing, pricing, and published timelines can change after publication, so verify any figure directly before hiring. If any builder listed here believes its data has been represented inaccurately, we welcome corrections and will update the article. Rankings are reviewed quarterly. Data last reviewed and re-verified August 12, 2026; licensing for every ranked builder verified against Massachusetts state records. Article updated August 12, 2026.
