You've been searching for ADU pricing online, and nothing makes sense. One company advertises $99,000 for a complete ADU and another one gives a price of $350,000 for what looks just like the same thing. You have probably called a builder or two and heard some type of response like: "It depends." They are not just trying to avoid a straight answer, that's the truth. And unless you understand what 'it depends on' means, every price that you find online is just a guess.

My name is Buz Artiano, and I am the founder of BuildX. We've built dozens of ADU projects across Massachusetts, mostly around the South Shore and Plymouth County areas. We are the only team you need: we do the design, permitting, and construction. So we see every phase of a project from the first site visit up until you move in. That process isn't optional, because the single biggest factor in the cost of the ADU is the one thing no builder can determine from just a phone call.

This article breaks down what is actually the reason for the price of an ADU, why the price differences are as wide as it is, and why a visit to the site is the only way to get a price quote you can trust. If you've been frustrated by vague pricing, this will explain why, and what to do about it.

Quick Answer: The biggest things that can change the cost of the ADU are utilities, septic, and site work. These three factors can change the price of the project by $50,000 to $150,000 depending on what your specific property needs. A flat lot with city sewer and enough existing electrical capacity will cost much less to develop than a sloped lot with a well and septic system that has limited access. Until a builder looks at your property in person, any price you get is just guesswork built on assumptions.

What Is the Single Biggest Cost Variable in an ADU Project?

Utilities, septic, water, and electrical connections are the things that can vary the most in the cost of any ADU. This is not a minor inexpensive item. On many properties, site-related work makes up a larger part of the total budget than the building itself.

At BuildX, we evaluate every property before we give you a price. That evaluation includes checking the current septic system's condition, how far it is from the main house to the ADU location, if equipment will have a way to get to the site, the conditions of the soil and the access for equipment, and if the electrical panel can handle the extra load. Each of those things adds directly to the cost and none of them can be decided from just a photograph, a satellite image, or a phone call.

We put it simply like this: "The biggest variable is always the utilities, septic, water, electric, and any site work that has to be done. This can't be determined until we know the location of the ADU and all the specifics."

Why Does ADU Cost Range from $250,000 to $400,000?

In the state of Massachusetts an ADU usually costs between $250,000 and $400,000 when fully completed. That difference is because the variables between properties are enormous. A two-bedroom, 900-square-foot ADU on a flat lot with city sewer, nearby electrical, and easy access for equipment will be toward the lower end. The same floor plan on a sloped lot with failed septic, a ledge that has to be removed, difficult access for equipment, and requires an upgraded panel will be at the higher end.

Three categories determine the price more than anything else. The first is septic and utilities. If your current septic system passes a Title V inspection, you might only need to add an extra tank which costs about $10,000 to $12,000. But if your system fails or your lot doesn't have the extra capacity for any additional bedrooms, the fix for this alone can add $40,000 to $60,000 to the project. The second issue is site conditions such as hills, ledges, drainage problems, trees that have to be taken out and limited access for excavation equipment. The third is size and finishes. You can build up to 900 square feet by right in Massachusetts, and if you use higher-end finishes that will put your costs up even more.

Why Do Advertised ADU Prices Seem So Much Lower?

You will see ads for $49,000, $99,000, and $149,000 ADUs. But those prices leave out everything that actually costs money.

A kit price, also called a shell price, covers just the prefabricated structure only. It doesn't include building permits, foundation work, site preparation, trenching, utility connections, plumbing, electrical, HVAC installation, permits and inspections, or finished work after delivery. Those items that aren't included can often be 50 to 70 percent of the total project cost. When families add them up, a $149,000 kit turns into a $350,000 to $400,000 completed home.

We have worked with families who got a hold of us after getting a low first quote from a different company. In almost every case, the quote didn't include septic, foundation, utility connections and interior finishes. One family in Plymouth thought they were building a $250,000 ADU but the cost was going up to $400,000 before they paused the project. That is not an accident. That is how those offers work. The difference between an advertised price and a completed price is there because the advertised price is missing the most expensive parts of the job.

When we give you a quote for building an ADU, it will include everything: foundation, framing, mechanical systems, finishes, utility connections, site work, and all the permits. We do this because we've seen what happens when families plan their budget around a quote that isn't complete. The surprise is never a good one.

What Does a Site Visit Actually Evaluate?

When we make a site visit, we aren't trying to sell you anything. It's a technical assessment. When we look over a property, we are evaluating the specific conditions that will tell us if an ADU is possible and what it will cost.

The evaluation covers several things and the first is the septic. We determine if the current septic system will pass Title V, and does the lot have enough capacity for additional bedrooms. On properties that already have a well and septic, Massachusetts requires 10,000 square feet of land per bedroom so a four-bedroom house on a 40,000-square-foot lot might have no room for extra bedrooms unless a nitrogen removal system is put in. Second, we look at the utility path to see how far away the proposed ADU location will be from the main house, where the water, sewer, and electrical lines will go and if the current electrical panel has enough capacity. Third, we will assess the conditions of the site, including slope, drainage, tree coverage, ledges, and access for equipment. Property that needs a ledge removed or a lot of grading will cost more than a flat, cleared site.

Can I Get an Accurate ADU Price Without a Site Visit?

No. Any price you get without evaluating your property is only an estimate at best and a marketing number at worst.

This is not unique to BuildX. Any builder who gives you a definite price going to your property is either leaving out expensive cost categories or adding to the cost for unknowns. Neither way is good for the homeowner.

The reason the industry defaults to "it depends" is because it honestly does. Two properties in the same town, on the same street, with similar lot sizes can have a $75,000 difference in ADU cost because of the condition of the septic, type of soil, slope, and utility access alone. A responsible builder won't commit to a price until those issues are known.
