Can I Customize My ADU Layout?

When we show people our designs and layouts of our ADUs, a lot of time they say something like "But what if that's not exactly how I want to live?" We have built tons of ADUs across Massachusetts and we always customize every floor plan and design to exactly what you want.

Most people assume ADU builders work from pre-determined and designed floor plans. That's not the case, those pre-done floor plans are nothing but examples to get a conversation started. The real design gets done when we sit down together and combine the kitchen you love from one layout with the bathroom layout from another, then custom design everything to match your exact needs and how you use the home.

How Does the ADU Design Customization Process Work?

The design phase is what we call the "throw-spaghetti-at-the-wall" phase. We don't show you a pre-done floorplan that can't be changed, we give you two to four options just to open up a conversation where we can talk about how you will actually be using the space.

Most people will say something like "I really like option A, but can we tweak this? We loved having the toilet in a separate room, can we incorporate that from option B?" Yes, yes, and yes. Having fun mixing and matching is exactly the point!

It's not some boring cookie-cutter process. When someone says they like the front of one plan but like the bedroom layout from another, we put them together and make something new. We take the exterior look you want and make the inside custom to your life. We never use a generic floor plan that someone who doesn't even know you drew.

What Happens During the 3D Visualization Phase?

Most of our clients can't read 2D architectural drawings or blueprints. Flat floor plans show walls and doors, but you can't tell from a drawing how a space actually feels. Which is why we build every ADU design in 3D before we even start the permitting.

Once we scan your existing property and create a design, we put everything in Revit so you can easily picture what you are getting. You can view it from any angle, put furniture in it, take interior 360-degree views, and even see how windows affect natural light throughout the ADU.

This fun and interactive process is where we make real decisions. We can sit together, make changes, and then immediately see how those changes look in the overall design. It's a lot easier to move walls on a screen than to get out your sawzall after everything is already done.

Can I Walk Through My ADU Floor Plan Before Building?

Yes. Through Walkthrough Plans, a visualization studio in Plymouth, we project your floor plan at full scale on a 40-by-70-foot floor. You can physically walk through your future home while we place actual furniture: couches, beds, kitchen tables, bureaus, and vanities so you can see how they work in your custom designed space.

This life-size experience can answer tons of questions that a 3D model simply can't. You can stand in the bedroom and actually feel whether you want a king bed with nightstands or something smaller. You can see if the living room is big enough for your sectional. Or, you can test whether the bathroom layout works for your needs by simply walking through it.

Bring your family, your architect, and your builder. The projection system connects to design software so we can make changes right there during your visit. This is the part where people realize that a layout that looked pretty good on paper simply won't work for their daily life.

What Drives Layout Customization Decisions?

We ask special questions to shape the design around your real daily needs.

For example: Do you want laundry upstairs off the bedroom or downstairs where you don't hear the noise as much? Do we need to plan for limited mobility now, or should we just future proof for easier changes later? How do you use your kitchen, and where does the work triangle go? Do you really need a 2nd bathroom, or would a home office be better?

Questions like this help us plan an efficient ADU that works for all your daily needs. A floor plan that looks beautiful but isn't functional or compatible with how you cook, sleep, and use your home, eventually it will fail for the people who have to live in it.

What About Zoning and Layout Flexibility?

A lot of people don't realize that zoning approval locks in your building design, but not your inside layout. The town cares about things like setbacks, height, and square footage. But they don't tell you where you can put your kitchen sink or toilet.

Once we have the zoning permit, we can still move inside walls, reconfigure rooms, and change the layout based on what you need. The permit just gives us confidence to move forward knowing the project is doable, while leaving some room to finalize and tweak the interior exactly how you want it.

What Happens When Budget Meets Design Dreams?

At some point, most people dream bigger than they can afford. That's why we recommend getting real pricing after the design, but before you fall too much in love with every upgrade.

When bids come in within budget, you can go ahead and build the design as planned. When costs come in over your budget, we have to dial things back quickly and strategically. The goal is to keep what matters most to you while letting go of some of the stuff that won't affect your daily life.

It's much easier to make changes during the design phase than after construction starts. Changes on a 3D model take a couple hours. But if you have to go back and make changes with a sawzall, it will take weeks and cost you thousands.

Is Full Layout Customization Right for Everyone?

We love doing custom designs, but we don't always recommend that as an option. Some homeowners know exactly what they want and don't need to delve too deep into the design. If you've lived in enough places to know exactly what you want in a home, we can make that process go a lot quicker.

But most people do benefit from seeing options. A lot of people walk through our ADU layouts and go "I never would have thought of that". They are the ones who get the most out of their money through our custom design process.
