You've got a floorplan and you've started the conversation about budget. Then your builder asks where you want to put the HVAC system, and then you have to figure out whether you want to use the crawl space or the attic. You hadn't thought about that before. One saves floor space. The other might save you thousands in maintenance and energy bills over time. Most people don't really have enough information or experience to make this decision, and the wrong choice can create all kinds of issues like lack of temperature control, moisture damage, and servicing and maintenance problems.

My name is Buz Artiano, and I started BuildX. Since then we've built dozens of ADUs all over Massachusetts, but most of our builds have been around the South Shore and Plymouth County areas. We handle all the design, permitting, and construction ourselves, which means we have to decide where the HVAC stuff goes on every project we build. That includes dealing with Massachusetts energy code requirements, septic constraints, lot coverage limits, and trade-offs that only show up after a family moves in. We install these things on every project, so we know exactly where to place them because we've seen what works and what fails.

This article will talk about the two most common HVAC placement options for ADUs, explain what goes wrong when equipment is installed in the wrong location, and give you the information you need in order to talk to your builder about it. Where your HVAC system lives inside your ADU will affect your energy bills, your comfort, and your maintenance costs forever.

Quick Answer: For most ADU projects, placing HVAC equipment in a conditioned crawl space gives you the best performance, easier maintenance, and fewer long-term problems. Attic installations make your equipment work much harder because it has to operate in crazy extreme temperatures that go from 120 degrees in summer to below freezing in winter. That seriously lowers the efficiency and creates condensation risks. If the HVAC equipment absolutely has to go in the attic, then the attic has to be turned into a conditioned space using a hot roof assembly. The right answer depends on your foundation type, insulation strategy, and lot constraints.

Which Location Gives Your HVAC System Better Performance?

Crawl space will give you the best performance in the majority of ADU builds. That's just because a conditioned crawl space keeps mechanical equipment inside the building, where temperatures stay very mild year-round. When your heat pump sits in a space that stays between 55 and 75 degrees, it runs extremely efficiently. It doesn't have to fight the environment before it can heat or cool your home.

An unconditioned attic is the opposite. In summer, attic temperatures in Massachusetts are often 120 degrees or higher. Your air conditioning system is basically trying to produce cold air while sitting inside an oven. In winter, that same attic can be 10 degrees or below. In which case, now your heat pump is trying to produce warm air in a freezer. The equipment will still work, but it has to work much harder and run longer, which means it's using a lot more energy and costing you more money.

We figure out HVAC placement on every ADU project before we finalize the floor plan. We consider the foundation type, the insulation approach, and the available space. On a recent Plymouth build, we put the whole mechanical system in the crawl space because that's where it was going to get the best performance based on the specifics of the lot and the build. That is a decision we make early, it's not something that should wait until after the build has started.

What Goes Wrong When HVAC Equipment Sits in an Unconditioned Attic?

The problems with unconditioned attic HVAC installations are real, we see them in homes all the time and they only get worse over time. The three biggest things that contribute to a system failing are condensation damage, insulation interference, and service access.

Condensation is the most destructive issue. When cooled air moves through ductwork in a 120-degree, high-humidity attic, moisture forms on every surface where insulation stops. The ductwork is usually insulated, but that little spot where the duct connects to the ceiling vent, there is bare metal and that metal drips water all summer because of the condensation. The dripping water slowly soaks into the blown-in insulation around it, and over time you'll get water stains on ceilings, wet insulation, and eventually mold will be growing behind the sheetrock.

Insulation buries the equipment. Massachusetts energy code for ADUs requires insulation levels of 15 inches of blown-in cellulose in a flat attic ceiling. That means the HVAC unit is partially or fully buried in that insulation because it's also in the attic. Just changing a filter turns into a whole crawling expedition. And when the system needs basic maintenance, you'll have to move insulation aside, which creates gaps that make it less efficient, and it only gets worse every time someone has to do maintenance and move the insulation around even more.

Service access is limited and expensive. Even if you build a platform for the equipment, the access hatch creates a permanent gap in the insulation. That opening will never be insulated as well as the rest of the ceiling. Every service call means that someone has to climb into a space that is either dangerously hot or cold, working on equipment that they can barely see, and potentially damaging insulation in the process.

Why Does a Conditioned Crawl Space Work Better for HVAC Equipment?

A conditioned crawl space works better because it brings the mechanical equipment inside the conditioned part of the home. When you insulate the crawl space walls and under the slab with closed-cell spray foam, the crawl space becomes a space that stays at mild temperatures all year. It actually stays pretty close to the temperature of the living space above, even without any airflow from the HVAC equipment.

That stable environment means your heat pump doesn't have to overcome extreme temperatures before it starts heating or cooling your living space. The ductwork stays within the envelope, so you don't get condensation on bare metal spots. The insulation stays dry, and the equipment is easy to get to for routine maintenance, filter changes, and eventually replacement.

We insulate crawl space walls with closed-cell spray foam on every project where we place equipment below the floor. That's because the spray foam on the crawl space walls creates both a vapor barrier and an insulation layer all in one. That means we don't have to put a separate vapor barrier on the ground, and the crawl space stays dry enough for mechanical equipment without even needing a dehumidifier. On a Plymouth project last year, the crawl space temperature never got below 58 degrees all winter, even with no heat registers. The equipment ran extremely efficiently from day one. That's all because the equipment was inside the building envelope.

What If My ADU Design Requires Attic Placement?

Some ADU floor plans and foundation types make it much more difficult to put HVAC equipment in the crawl space. A slab-on-grade foundation, for example, has no crawl space. In those cases, attic placement can work, but you have to seal and condition the attic first.

The solution is called a hot roof assembly. Instead of insulating at the flat ceiling and leaving the attic unconditioned, you insulate the underside of the roof deck with closed-cell spray foam. When you do that, it means that now the attic is inside the building envelope. The attic temperature will then stay within a few degrees of the rest of the house, and the HVAC equipment runs in a controlled environment.

A hot roof assembly gets rid of the condensation problem, keeps insulation away from the equipment, and makes service access safer and easier, but it does cost more. Spray-foaming a roof deck is more expensive than blowing cellulose into a flat attic. But for projects where attic placement is the only option, the hot roof is the only answer. It's the minimum standard for a system that will perform reliably.

We've built ADUs that have done it both ways. On projects where the lot, foundation, or floor plan require attic placement, we let you know that you'll need a hot roof assembly from the beginning, during the design phase. We never start construction and then figure out the insulation. If you do it in that order it causes the exact problems we've been discussing.

How Does HVAC Placement Affect My Energy Code Compliance?

Massachusetts ADUs must meet a HERS score of 55 for all-electric builds or 52 for mixed-fuel builds, based on the February 2025 code change from the Department of Energy Resources. Getting those scores requires very tight construction, good insulation, and efficient mechanical systems. Where you place your HVAC equipment directly affects how hard it is to get to those numbers.

Equipment in a conditioned space runs much more efficiently, which helps your HERS score. Equipment in an unconditioned attic loses efficiency because it's working so much harder to fight the extreme temperatures it lives in, which means you may need to compensate for that with even more insulation, tighter air sealing, or more expensive equipment to get that HERS score you need. The energy rater models the entire building as a system. Mechanical placement is one of the variables in that model, and it matters more than most homeowners realize.

Blower door testing, which measures how tight the building envelope is, also contributes to the decision about HVAC placement. A conditioned crawl space is part of the envelope. An unconditioned attic with an access hatch is just another spot where you lose air and efficiency. Every hole in the building envelope makes it harder to achieve the 3 air changes per hour that most ADUs need to pass at the HERS 55/52 level. Is Crawl Space Placement Always the Right Answer?

No. We default to crawl space placement whenever it's possible, but we recognize that every ADU build is unique. Slab-on-grade foundations mean you don't have a crawl space option at all. Tight lots with high water tables can make it difficult to even have a crawl space. So some floor plans are better served by a compact mechanical closet on the main level.

The honest answer is that a crawl space placement works best when the foundation type supports it and the crawl space can be conditioned. Attic placement works when you invest in a hot roof assembly. Either option fails when the builder deals with the placement after construction has started. It has to be decided during the design phase.

If you're talking to builders and one of them wants to put your HVAC in an unconditioned attic with blown-in cellulose on the ceiling, ask them how they plan to deal with the condensation issue at the duct boots, how they will keep the insulation value at R-60 at the access hatch, and how your technician will service the equipment when it's buried under 15 inches of insulation. That will tell you whether the builder has thought through the decision or is simply defaulting to the cheapest option in order to sell you on the build or stay within budget.

Where Should Your HVAC System Live?

The placement of your HVAC system is a design decision, not something to think about after you've already started building. It affects your energy performance, your maintenance costs, your comfort, and your ability to meet Massachusetts energy code. Crawl space placement in a conditioned space gives most ADU projects the best combination of efficiency, accessibility, and long-term reliability. If attic placement is necessary, a hot roof assembly is the baseline, not an upgrade.

The builders you talk to should be able to explain where they plan to put your mechanical equipment, why they chose that location, and how they will ensure it performs for the life of the ADU. That conversation will tell you more about a builder's experience than any brochure.
