Should I Use Spray Foam in My ADU Crawl Space?
When most ADU builders talk about crawl spaces, they talk about things like ventilation codes and vapor barriers. What we end up talking about is what we find when we have to tear into other builders' work. We've come across mold colonies, rodent nests, and fiberglass insulation that has collapsed and turned into a soggy mess. After having to crawl through hundreds of these disasters across Massachusetts, we decided that we needed to build crawl spaces differently.

Why Do Massachusetts ADU Builders Use Crawl Spaces?
Most Massachusetts towns don't allow full basements under ADUs because basement square footage counts toward your allotted ADU size. This means builders have to use slab-on-grade or crawl space foundations. Crawl spaces give you access to plumbing and HVAC equipment without taking anything away from your living space, but they create moisture issues that have to be dealt with at the insulation stage.
The other way builders often do it is with a vented crawl space with fiberglass batts, but that creates ongoing problems. Fiberglass absorbs moisture, it gets saggy over time, and rodents love to nest in it. We've pulled batts out of crawl spaces where mice had made entire towns out of the insulation. Closed-cell spray foam solves all your problems in one step.
What Makes Three-Pound Closed-Cell Foam Different?
Three-pound closed-cell spray foam is the same stuff they use on commercial roofs in other parts of the country. It's so strong you can hit it with a hammer without denting it. This density works in your favor and has several advantages.
Moisture resistance. Closed-cell foam is a vapor barrier and insulation all in one. Water vapor from the soil cannot migrate up through the foam into your floor system.
Pest resistance. The foam is too dense for rodents to chew through. Mice will try, but they give up. This is a fact, we monitor our crawl spaces and they stay pest-free.
R-value. Closed-cell foam provides R-6.5 to R-7.0 per inch, which is about double the R-value per inch of fiberglass. Two inches of closed-cell foam does a better job than six inches of fiberglass.
Radon barrier. The continuous foam layer acts as a radon barrier. We install a four-inch pipe into the crushed stone beneath the foam and run it through the roof. Any radon or soil gases just flow straight up the pipe instead of into your living space.
How Do We Apply Spray Foam in Crawl Spaces?
The way we do it creates a completely sealed, conditioned crawl space. We call this an "unvented assembly," which is recognized in the building code.
The insulation contractor sprays two inches of closed-cell foam in a continuous sweep starting at the rim joist, down the face of the concrete wall, across the dirt floor, and back up the opposite wall. This basically creates a giant cooler under your ADU.
This way your crawl space stays right around 55 to 60 degrees all year. In winter, the floor above doesn't even feel cold. In summer, you have a naturally cool mechanical space. Any HVAC equipment or ductwork in the crawl space operates inside the conditioned space, allowing it to work efficiently.
What Does Spray Foam Cost Compared to Fiberglass?
Obviously numbers matter when making a big decision like this. Here is what each type of insulation will cost you for a typical 900 square foot ADU crawl space in Massachusetts:

Closed-cell foam is definitely more expensive, it costs about double what the fiberglass costs upfront. But over a 50-year span, you would have to replace fiberglass batts two or three times. And with the spray foam you don't need a separate vapor barrier and saves you a lot of money in pest control. When we add up total cost over the years, closed-cell foam usually comes out ahead by the fifteenth year.
Why Does Installation Quality Matter So Much?
Spray foam requires very specific temperature control during installation. If the material is too cold it can look fine at first but then crack and pull away from surfaces months later. Which is why we work with good insulation contractors who always store materials in heated warehouses above 65 degrees and run heated trucks to maintain the recommended temperature of the material.
The foam takes up to six months to fully cure. If it's sprayed with cold material or has the wrong chemical ratios, you may not see the problems until three to five months later, when the foam cracks or pulls off the studs. By then, the building is closed up and fixing the issue requires tearing into finished surfaces and can cost a ton of money.
Our insulation partners will reschedule jobs, they won't spray with cold material. This is the most important thing long-term when it comes to spray foam performance.
Is Spray Foam Safe? What About Off-Gassing?
We get this question all the time. Usually from people who remember what it smells like to unpack a foam mattress. The off-gassing concern is definitely real, but it can be managed well with the right procedures.
During application, the installers wear full protective equipment and the building must be completely empty. The initial off-gassing typically lasts 24 to 48 hours. Once the foam is cured, there is no more off-gassing or chemical exposure.
Closed-cell foam uses a petroleum-based blowing agent, which actually produces more off-gassing than open-cell foam. Open-cell foam uses water as the blowing agent, so off-gassing is only an issue while it's being applied, the concern stops immediately as soon as it's cured.
Some people just prefer to avoid spray foam entirely. If you prefer, we can absolutely insulate with fiberglass batts or rock wool instead. Doing it this way does require a separate vapor barrier to be installed and remember it does not resist pests and rodents. But these types of insulation don't have the same chemical concerns, so it's a good option for people who are worried about chemical exposure.
When Might Spray Foam Not Be the Right Choice?
We install closed-cell spray foam in basically all of our ADU crawl spaces because the benefits are clear, especially for the weather conditions in Massachusetts. But spray foam may not be right for every single situation.
If you have extreme chemical sensitivities, traditional fiberglass insulation with a separate vapor barrier might be a safer option for you, even though spray foam is perfectly safe as soon as it's done curing. If your crawl space has water that gets in, you have to solve that issue before insulating. If you apply spray foam over wet conditions, it leads to trapped moisture and big problems later.
Saving money also matters though. The $2,000 to $3,000 difference between spray foam and fiberglass is real money. For some people, they need to save money upfront, even if it costs them more later.
