Multi-Compartment Tanks: Why ADUs Need Two Septic Tanks
Let's say you've done your homework on septics. You have a Title V system that has been working great for a long time. Then you start planning an ADU, and someone says you will need two septic tanks. Your reaction is probably going to be the same as every other homeowner we have worked with: "Wait, two tanks? Really?"
At BuildX, we have managed countless septic upgrades on ADU projects all over South Shore and Cape Cod. The need for two septic tanks always catches everyone off guard, but once you understand the logic behind it, it makes it a lot easier to see why this is the case.
The multi-compartment requirement is not just bureaucracy being obnoxious. It protects your leaching field for many many years, which protects the entire investment you will make in building an ADU. Here is exactly what the state requires, what your options are, and what you can expect to pay.
Quick Answer: When you add an ADU to an existing septic system in Massachusetts, it then falls under new-construction rules. This means you must have either a multi-compartment tank (typically 1,500 to 2,000 gallons) or two tanks in series (such as keeping your existing 1,000-gallon tank and adding a new 1,500-gallon tank). Single-compartment tanks are not permitted for ADUs. You will need to allow $5,000 to $11,000 beyond what a standard single-tank installation would cost.

What Is a Multi-Compartment Tank?
A multi-compartment tank is exactly what it sounds like. It's just a factory-made septic tank with two internal chambers separated by a wall. The first compartment receives wastewater and lets the solids settle to the bottom while grease floats to the top. Something called liquid effluent then flows over a baffle into the second compartment, where more settling occurs before the treated water seeps out into your leaching field.
The other way to do it is by having two separate tanks installed in series, which basically accomplishes the same thing. Your existing 1,000-gallon or 1,500-gallon tank becomes the first treatment stage, and a new tank added downstream becomes the second stage.
Either way, you achieve the same goal, which is removing as many solids and grease as possible before effluent reaches your leaching field. The cleaner the water entering your field, the longer it will last.
Why Does an ADU Require Two Compartments?
Massachusetts Title V regulations, codified at 310 CMR 15.20, specify that any upgrade or modification that increases the system's flow has to meet new-construction standards. When you add an ADU, you are adding bedrooms and increasing flow, which is why this is a requirement.
The rules are very specific: multi-compartment septic tanks are required for all non-residential systems and for anything beyond a single-family home. When you add an ADU, you now have two separate homes on one lot, and the single-compartment exemption no longer applies.
The DEP guidance states that you need either a 2,000-gallon two-compartment tank or two 1,500-gallon tanks. But there is some flexibility here on how you can get to that. The first chamber (or the first tank in series) must have a capacity that is two times the design flow. The second chamber only needs to be one times the design flow. That's why adding a 1,000-gallon tank to an existing 1,500-gallon tank will usually satisfy the requirement.

What Are Your Options to Comply?
There are three ways to meet this requirement, each one comes with different cost and disruption trade-offs. The best choice depends on your existing system's condition, your available yard space, and of course your budget.
Option 1: Add a Second Tank to Your Existing System
If your existing tank is in good condition with no structural issues or deterioration, the easiest thing to do is add a 1,000-gallon or 1,500-gallon tank downstream of your current tank. Your existing tank just stays in place and continues doing what it does. The new tank connects between the old tank and what's called a distribution box, which creates an in series setup.
Typical cost: $5,000 to $7,000
This is usually our recommendation when the existing tank passes inspection. You save the excavation cost of removing an old tank, it is less disruption to your yard, and you preserve the value that is already in the ground.
Option 2: Replace with a New Multi-Compartment Tank
If your existing tank is from the 1980s or earlier, the concrete may be deteriorating. We have actually opened inspection covers and found walls that are starting to cave in from many many years of use. In these cases, replacing the entire tank with a new 1,500-gallon or 2,000-gallon multi-compartment tank makes more sense than adding to a system that will have to be completely replaced soon anyway.
Typical cost: $8,000 to $10,000
This option requires only one excavation, it's very compact, and it gives you a brand-new system. The down side is removing and disposing of the old tank, which adds to the cost.
Option 3: Install Two New Tanks in Series
In some situations the old tank needs to be replaced and property conditions and layout would do better with two smaller tanks over one big tank. When that's the case you might install a new 1,000-gallon and a new 1,500-gallon tank in series. Doing it this way is the most expensive route to take, but it provides a completely new system that will last you a very long time.
Typical cost: $10,000 to $12,000
What About Pump Chambers?
This is very important, and it trips up many homeowners: a pump chamber does not count as your second compartment.
If groundwater conditions or site topography require a raised leaching field, you will have to get a pump chamber to push the effluent uphill. But the pump chamber is just a mechanical function, it's not a treatment function. You still need the full two-compartment system in addition to the pump chamber.
In a pumped system, the sequence becomes: primary tank, secondary tank (or second compartment), pump chamber, then leaching field. You'll want to make sure you have plenty of space and room in your budget for a setup like this.
What Does Each Component Cost?
Understanding where the money goes can help you make a well informed decision about what kind of setup you want to have installed. Here is a chart of your total costs when upgrading to a multi-compartment system.

The lower end applies when adding a second tank to an existing system that is still in good condition. The higher end applies when replacing everything with a new multi-compartment tank or two new tanks.
Why This Investment Protects Your Property Value
The upfront cost is real, but the long-term return is huge. A multi-compartment system sends cleaner effluent to your leaching field, which can make your septic system last up to 35 years because of the 2 stage system. A standard septic system usually lasts around 15 years.
You will also have to pump it less frequently. Single-compartment systems usually need to be pumped every two or three years. But multi-compartment systems only need it every three to five years, which saves you about $200 a year when you average it out.
An important thing to remember is that a properly sized, code-compliant septic system adds an extra $10,000 to your property value, whereas an undersized system does not. When you eventually sell the property, buyers will bring inspectors who will tell them that the system is in great condition and will last a very long time.
Can You Get a Variance to Avoid the Two-Tank Requirement?
Boards of Health still have some discretion under Title V. The law allows for exceptions if the person can show that the same level of environmental protection will be preserved in the process. For example, sometimes installing a DEP-approved effluent T-filter in a single-compartment tank is acceptable for environmental protection.
But the truth is that for ADU projects, just expect the two-compartment requirement to be the case. That little bit of flexibility the board has exists mostly for repairs and upgrades to existing homes, not for new construction or additions that increase flow. Every Board of Health we have worked with on the South Shore up to this point has required the multi-compartment system on all ADUs.
If you still want to look into a special variance, you will need an engineer's written justification, documentation that your current system is functioning without any history of failure, and you'll have to show that you have plenty of groundwater separation. Even with all that, approval depends on your local Board of Health's interpretation.
Does It Matter If My ADU Is Attached or Detached?
The requirement applies to both types of ADUs, but there's one scenario where an attached ADU may have an easier way.
If you are building an attached ADU by converting existing space and using one of the existing bedrooms from your main house instead of adding a new bedroom, some Boards of Health treat it as the same as an addition and not second home. In these cases, you don't fall under the two compartment rule. But that varies by town.
For detached ADUs, just assume you will be adding a second tank. The question is whether you should add a tank in series with your existing system or replace everything.
Know Your Tank Situation Before You Commit to an ADU
The multi-compartment tank requirement is mandatory for ADUs being built in Massachusetts. But the good news is that it's not a difficult process. You just have your existing system inspected, decide whether your current tank can stay, and budget $5,000 to $11,000 for the upgrade.
The investment pays you back by not needing to be pumped as often, by extending the life of your leaching field, and by increasing your property value. It's more than just checking a box, you are protecting your entire system for the decades to come.
