Is Radiant Floor Heat Worth the Cost in Your ADU?

You saw the radiant floors on a home renovation show and loved the idea. There would be warm tile to walk on in January with no vents, no noise, and no cold spots. But when you looked at the prices of it for your ADU the amount stopped you cold. Now even though you want the upgrade you're not sure if the cost makes any sense for a 700 to 1,000 square foot space.

Radiant floor heat is one of those features that sounds simple until you look at the different parts and the requirements for the fuel as well as how it affects the energy code. In this article we will take you through exactly what radiant costs, why the price surprises people, and if it really is sensible financially in an ADU in Massachusetts. The answer is more complicated than most builders will tell you.

Quick Answer: Yes, you can get radiant floor heat in your ADU, but you need a gas-fired or propane-fired boiler because heat pumps don't work reliably for powering these radiant systems right now. Massachusetts ADUs must comply with a reduced energy code that lets you use mixed fuel, which does make radiant heat possible where it wouldn't be in normal new construction. But the challenge is how much it will cost. The basic parts which are the boiler, manifold, pump, mixing valve, and controls cost the same whether you heat one bathroom or 1,000 square feet. For most ADU budgets, radiant heat will be a premium upgrade, not a basic part of the construction.

Can I Actually Get Radiant Heat in My ADU?

The short answer is yes, but only under certain conditions. Radiant floor heat has to have hot water going through tubing that is put in or under your floor. That hot water has to come from somewhere, and in a new ADU, where it comes from matters.

Heat pumps, which are now the standard HVAC system in new Massachusetts construction, can't generate the water temperatures that radiant systems need. This issue hasn't been solved yet. And we don't want to be the first ones to try using radiant off from a heat pump and you shouldn't either.

The good news is that Massachusetts ADUs have a reduced energy code compared to standard new construction. And that means your ADU can use a mixed-fuel system. You can put in a small gas-fired or propane-fired boiler just to run radiant heat and still use a heat pump for the rest of your heating and cooling. You can review the full ADU requirements at mass.gov.

This energy code difference distinction is something most builders outside of Massachusetts won't tell you about because it just applies to how Massachusetts deals with ADU construction. It gives you a possibility that the normal code does not.

Why Does Radiant Heat Cost So Much for a Small Space?

This is the question that catches most homeowners by surprise. You would think that heating 800 square feet with radiant heat would cost just a fraction of heating 2,000 square feet. But it doesn't work that way.

The main parts of a radiant system are fixed costs. So whether you're heating a single bathroom or the entire ADU floor, you must still have the same basic equipment:

You need a boiler or combi boiler to generate hot water and a manifold to take the water to each radiant loop, a pump to circulate the water, and a mixing valve to regulate the temperature of the water. There are also controls and thermostats, an indirect water heater, and PEX tubing plus the cost of labor to install it under the floor.

The tubing and floor installation are the only parts where the costs are tied to the square footage of the ADU. Everything else stays the same. That's why a homeowner who asks about the cost to put radiant heat in only the bathroom is given a cost that seems very high for that square footage. Because the bathroom quote is the full cost of the boiler, manifold, pump, and controls. If you are already paying for those things, then extending the tubing to cover the rest of the ADU doesn't add much to the cost.

The cost is actually counterintuitive because once you've decided on radiant heat, you might as well do more of it.

What Are the Different Ways to Install Radiant in an ADU?

Radiant floor heat isn't a single component. It is an entire system, and how it's installed depends on your ADU's construction type.

How Does the Energy Code Affect My Radiant Options?

The Massachusetts energy code is the thing that is liable to change when you make your decision about HVAC for a new ADU. In standard new construction, because of the code builders usually choose an all-electric system, and that rules out gas-fired radiant. The HERS rating requirements for a mixed-fuel home are hard to meet and the engineering that is needed to pass is a big expense.

ADUs are different. The state has reduced the ADU energy requirements down to just the base energy code, and that allows mixed fuel without the same HERS rules. So this means you can put in a small gas or propane boiler with your heat pump system without having to deal with the same expensive rules that standard new construction requires.

We will investigate the fuel source question before we give you an ADU quote, because the energy code determines what you can actually build on your property. If a homeowner wants radiant heat in an area with natural gas service, the way to go forward is simple: a small combi boiler will take care of the radiant loops and domestic hot water, while the heat pump handles the main heating and cooling. If the property uses propane only then the cost of equipment goes up because you are adding fuel storage. And if the homeowner wants to stay all-electric, radiant heat isn't an option until the industry solves the heat-pump-to-radiant water temperature issue. We have seen enough projects to know that this single decision on a source of fuel decides whether radiant is a $15,000 upgrade or a $30,000 redesign.

Is Radiant Floor Heat Worth It for a 700 to 1,000 Square Foot ADU?

This is what will decide the issue. Radiant heat offers real comfort advantages such as even heat distribution, no air blowing, no cold spots near exterior walls, and silent operation. People who have radiant in their own homes nearly always say they wouldn't give it up. That isn't marketing. That's what we hear from homeowners who live with it every day.

The question is whether those advantages can justify the cost in an ADU. In a well insulated new ADU with the right size heat pump, the inside temperature stays very consistent. The spray foam insulation, high-performance windows, and airtight construction means your ADU will keep the correct temperature without going back and forth between hot and cold like older homes do. A heat pump running low and slow in a well-built ADU will give you a comfortable home without radiant heat.

Radiant is the extra comfort layer on top of an already comfortable situation. If having warm floors in the bathroom and kitchen are important to you, electric radiant mesh in those certain parts of the house might give you 80 percent of the experience at a small part of the cost. If having the whole ADU with radiant floors is necessary, the hydronic system that has its own boiler is the best way to go, and the cost will be the same as we outlined above.

The families we build for who choose radiant are usually in one of two groups: those who have lived in a house with radiant heat before and refuse to not have it, and those building an ADU for an aging parent who has mobility or circulation issues that make warm floors a practical need, not just a want.

When Does Radiant Floor Heat Not Make Sense?

We put in radiant heat when our clients want it and the project supports it, so you might think that we encourage the upgrade. But the reality is that radiant isn't the right choice for every ADU budget.

If your total ADU budget is tight and you are already having to make tradeoffs between finishes, appliances, and mechanical systems, radiant heat is one of the first things we would want you to rethink. A well-installed heat pump system in an ADU that's well insulated gives consistent, comfortable heat. The temperature difference between a radiant floor and a heat-pump-heated floor in a new, well built ADU is there but it isn't enough to justify scaling back other parts of the building.

If your ADU is all-electric with no gas or propane involved, radiant isn't at this time going to work as the main system. You can put in electric mesh for a bathroom however. Whole-floor hydronic radiant working from a heat pump has not been proven to work, and we won't recommend it until the technology works.

If the person living in the ADU doesn't really want warm floors, the money is better spent on other features that will improve their daily life such as better cabinetry, wider doorways, a larger shower, or upgraded appliances.

What Should You Ask Your Builder About Radiant Before You Commit?

Radiant floor heat is a real possibility for Massachusetts ADUs, and the reduced energy code makes it easier to install than in standard new construction. The cost is because of the necessary parts, not the square footage, and the source of the fuel decides whether it is even possible on your property.

The right conversation starts with your builder checking your lot, your fuel options, and your budget before anyone gives you a price quote. That evaluation prevents the sticker shock that will keep most radiant conversations from even starting.
