What Is It Really Like to Work with a Design-Build ADU Company? (A Plymouth Family's Honest Review)

Let's say you've been talking to a bunch of different builders about an ADU and something just doesn't feel right. The quotes are all over the place, one company wants to do all the design work, but doesn't do the permitting. Then you talk to another one who quoted you a price over the phone without ever even seeing your property. Hours of your time are going to coordinating between an architect, an engineer, and a contractor who all seem to be on different pages. You can't even get someone to give you a straight answer on whether or not your property will even work for an ADU.

My name is Buz Artiano, and we've built dozens of ADUs across Massachusetts at BuildX, mostly around the South Shore and Plymouth County areas. We handle everything: the design, permitting, and construction. Which means you only have to work with one team from the first Zoom call through move-in day. How Did the Farrells Find and Choose Their Builder?

The Farrells talked to six different builders before choosing BuildX. That's important to mention because it means their decision was not impulsive. They did their homework and compared different companies.

Adam found us when he noticed a BuildX sign in Plymouth that read "Plymouth's first ADU." It caught his attention because it meant someone had already done this in his town, so he gave us a call. But the Farrells didn't stop there. They went around and asked people they knew in Plymouth about Buz. The feedback they got all basically said the same thing. Adam said people they knew in town told them that Buz treats his employees right and does the right things. Keely reached out to friends independently, and they said the same things about Buz too.

What Was the Design Process Like?

Keely was very involved in designing the space. Her priority was that she wanted the ADU to feel like a house, not an apartment. That meant a real hallway, bedrooms in the back separated from the living space, and an open-concept kitchen and living area at the front. At 900 square feet with two bedrooms and one bathroom, that's not a lot of space, so every decision mattered.

We worked with the Farrells through 3D models on Zoom. They could ask us to move a wall or window, or reconfigure a room, and we would make the change right there while they watched. This was not a random set of blueprints mailed over for review. It was a collaborative process where the family could see exactly what their ADU would look like before the foundation was even poured.

Adam compared walking through the finished ADU and looking at the 3D model and he said it was very, very close, if not exactly what they expected. He joked that they considered moving into it themselves. Keely said the same thing. The kitchen in the ADU was better than the one in their main house.

How Do We Handle Problems and Pushback During a Build?

Adam made a great point when he said that you don't want a yes man. The Farrells had ideas during the build that sounded good at the time, but Buz told them some of those ideas were no good and they appreciated that. Having someone who has done this before say "no, you shouldn't do that, and here's why" saved them from mistakes they had no idea they were making.

We place bedroom sliders on the rear wall whenever the lot allows it. On the Farrell project, we put the slider in the master bedroom facing the backyard rather than the side yard. Doing that gave the ADU privacy from the main house, and it orientated the living space toward natural light. On lots with tree coverage like Plymouth, it creates the feeling of a private retreat rather than a secondary home. Scott sits on that back deck at all hours of the day. That's a design decision that comes from building enough of these to see where people actually spend their time.

When concerns came up during construction, Buz was on a phone call or Zoom the same day. Keely walked through the build site every day since we started, and anything she caught was dealt with immediately. As Adam said, communication was always great, and any time they had a concern, Buz was fast to fix it. Keely said anytime something was not exactly what they wanted, it was quick to be dealt with.

How Long Did the Build Take?

We told the Farrells the build would take 100 days, but it took less than that. Adam said it was well under the quoted timeline.

For a 900-square-foot detached ADU with a separate driveway, completing in under 100 days from construction start means the Farrells didn't have to live next to a construction site for months. Our short timeline is possible because our team has built enough ADUs to have the process fine tuned, from foundation through final inspection.

If you are comparing builders, ask what their average construction timeline is and how many ADUs they have completed. A builder who has done this once will give you an estimate. A builder who has done this dozens of times will give you a timeline they can actually accomplish.

Is a Design-Build ADU Company the Right Fit for Your Family?

If you've been talking to builders and none of them feel right, we understand. The Farrells were in the same spot. Six conversations with different builders and none of them checked every box until they found our team that handled design, permitting, and construction as one process.

But a design-build model isn't the right fit for everybody. If you already have an architect you love and a general contractor you trust, and both of them have ADU experience in Massachusetts, you may not need a single firm to handle everything. Some people just prefer to manage the process themselves. They want to hire the specialists individually, and have control over each phase. Doing it this way works when you have the time, the knowledge, and the patience for dealing with coordination of all the different parties involved.

Where design-build earns its value is when you don't want to or don't have the time to become a part-time project manager. The Farrells were raising young children and caring for an aging stepfather all at the same time, so they didn't have time to chase down a permit status, deal with disagreements between an architect and a contractor, or figure out who was responsible when something needed to change.
