Why are the Duggans building an ADU in Rockland?

Peg and Jim have lived on their Rockland lot for 42 years. Jim calls it one of the best lots on the pond, and neither of them wants to be anywhere else. The problem was the house: too much of it, on too many levels, for the years ahead. Their daughter wanted to be closer and wanted to help. So the plan became a 900 square foot ADU for Peg and Jim, everything on one level, with their daughter close by.

A man in town mentioned BuildX. Peg and Jim went to an open house in Pembroke, then to the house in Marshfield, where the woman building it for her daughter told Peg exactly how it had gone. Peg listened to Jim and Buz talk, saw how much Buz knew, and decided on the spot. This is the guy.

How did BuildX get a 900 square foot ADU approved in Rockland?

The town told the Duggans their lot could only take a smaller unit. Buz brought in someone to map the property, and then proved to the town that 900 square feet, the state maximum, fit. From there, every time the town pushed back on anything, BuildX handled it. Peg and Jim did not go through the process at all. They handed it over. It took twelve months, and the day Buz called to say everything was through, Jim told him the only thing he needed to remember: just build.

Peg's advice to anyone facing the same wall is to get somebody who knows what they are doing, because trying it alone would not be a good thing.

What has the process been like for the Duggan family?

Michael Fleck, the project manager, picks up the phone every time they call, and they have called many times. If he does not have the answer, which is rare, he looks it up and calls right back. Peg's word for the whole team is professional, and she says every good word she can think of applies. Jim's is pleasant: they know what to do, and they do it. Peg and Jim went to the home tours, watched the quality of the finished houses and the way the crews carried themselves, and that is what closed it for them.

What will the finished Rockland ADU be like?

One level, 900 square feet, one bedroom and one bath, built for two people who plan to stay to the end. Smaller means easier: less to heat, less to clean, no stairs, and the pond still out the window. Peg and Jim say they are ready and excited, twelve months in, and the build is underway.

Why did the home tours matter?

Because the Duggans met the Marshfield homeowner in her own finished ADU, and she was pleased with everything. Hearing it from another family, in the house, is different from hearing it from a builder. Buz says that is why the home tours exist, and why the current homeowner is usually there to answer questions.

What changes once the ADU is done?

Peg and Jim stay on the lot they love, in a house sized for the two of them, with their daughter close enough to help. The stress of the town fight is already gone. Jim's line, offered to anyone considering it: sooner than later, just build.

Can an ADU let a couple stay on their own land as they get older?

Yes, and this is the build that shows it, including the part where the town says no first. A lot that has been in a family for decades often has room for an ADU even when the first answer from the building department is a smaller number. If you have been told your lot cannot take 900 square feet, ask for the map before you accept it. Bring the lot to the first call.
