Why Did the Copelands Choose BuildX Over Other Builders?

The Copelands spoke to several contractors before calling us. Alice told us that her conversations with other builders were frustrating. She said, "We talked to a few companies, and a lot of them were so automated that you couldn't even get somebody on the phone." How Did BuildX Handle Christina's Autoimmune Needs?

Christina's autoimmune conditions meant standard construction materials were not an option. Particle board, standard plywood subfloor, conventional insulation, and typical adhesives all off-gas chemicals that could trigger her immune response. The Copelands explained their daughter's needs at the first meeting, and Dean laid out all the details. He said, "We didn't want any particle board. We had to be very careful of adhesives, low VOC paints."

What happened next is what made BuildX really stand out over other builders. We didn't just follow instructions, we took it even further. Dean said, "He even took it one step further in eliminating a lot of adhesives in the ADU and using natural pine boards to reduce off-gassing from any adhesives that would affect our daughter."

We used a lot of material substitutions like rockwool insulation, which is mold-resistant and mildew-resistant. Instead of regular plywood subfloor, we used natural pine boards to eliminate adhesive off-gassing. Any and all paint we used were low-VOC formulations, and adhesives were reduced or eliminated wherever possible.

"We would get a call from Buzz and he would say, I found this on the internet and I did some research and this exists and we can use this. We were like, wow, this guy really hears. He was going that extra mile. He found out about things that I had never heard of."

We deal with health-sensitive builds the same way we do septic evaluations or permitting constraints: we solve it before it becomes a problem. If someone tells us their daughter reacts to adhesive off-gassing, we don't wait to find out during the first summer. We find the right materials to substitute before the framing starts, then test our assumptions against real research, and build an ADU that's completely clean from day one. As we told the Copelands, "When we put your daughter in this home, we don't want to find out two years down the road that she can't live in it." That way of thinking is why we carefully choose every material on a health-sensitive project like that.

We're extremely happy to report that this ADU was built for Christina. Everything about it, the low VOC, the low adhesives, the off-gassing considerations, everything was built for her. She's very comfortable. She's had no issues since she moved in.

What Does Daily Communication Look Like During an ADU Build?

One of the biggest fears people have when it comes to a construction project is the disappearing contractor. It happens all the time: work starts, and then nobody shows up for a week. The Copelands expected the worst. Alice said to us, "This guy's a worrywart and usually up all night. And I figured this was going to be like the worst three months of my life."

"Our project manager, Justin, has been incredible. Daily updates, letting me know who's going to be here, introducing them to me. The subcontractors have been incredible, very polite, clean up after themselves."

"People have been here every day, doing work, unlike most construction projects, where one day they'll be here, you don't see them for a week, and then they'll come back. Every day, somebody's here at 7 o'clock, working, and it's amazing to see."

The Copelands' project manager, Justin, was the one guy they needed to call for everything from start to move-in. Alice described the relationship with Justin when she said, "It was like he was on our side. He was here for us." Even during the times when Justin couldn't physically be on site, he called to check in and report about everything that was happening. He gave Dean weekly updates on who would be on site, which subcontractors were scheduled, and how to get a hold of them.

If you've been through a renovation or know someone who has, you know how rare that level of communication is. Dean, the self-described worrywart, didn't lose any sleep during this whole process. Alice said, "He didn't have to worry. He trusted Buzz, and he trusted Justin."

How Long Did the Marshfield ADU Take to Build?

We told the Copelands from the start that the project would be completed in 100 days. But it was finished in less time than that. Alice bragged, "He did it in less than 100 days. And what a great job too. I mean, absolutely no complaints."

Speed without quality is no good for anybody, but the Copelands got both. Dean told us, "I can't believe how fast these subcontractors are working on this project." We kept up that pace through all the phases, from foundation pour to final finish, because a dedicated project manager kept every trade on schedule and on site.

For Christina, watching the process was a great experience. Dean recalled a moment during construction. He said, "She gets to look out the window and see it being built and say, that's my house being built." The fact that she can see the progress every day, and it's visible from her parents' home, turned her anxiety into excitement.

What Does a 900-Square-Foot ADU Actually Feel Like?

Nine hundred square feet sounds small on paper. But when people see it in person, the Copeland ADU surprises them. During open house tours Dean said, "I think the greatest thing is the nine-foot ceilings, the taller windows. They just let in so much light. So many people walk in here on the tours that just looked at it and said, I can't believe this is 900 square feet. This place is great."

For Christina, her ADU is more than just square footage. It means she is independent. Alice told us about the change in her daughter. She said, "Now she's here. She has complete control over everything. She can be responsible for paying her bills and taking out her own trash. And she can feel like an adult and she's safe."

The ADU gave the entire family what they needed. Christina got a clean, healthy, independent home and Dean and Alice were able to have their privacy back as a couple. And everyone is close enough to support each other. Alice summed it up when she said, "It's the way it's supposed to be. Your kids are supposed to grow up and move on, and we're hoping that it normalizes things a little bit more."
