Bridgewater ADU FAQs

Can I build a detached ADU in Bridgewater?

Yes, by-right under state law for a protected-use ADU. Massachusetts state law (760 CMR 71.00, effective February 2, 2025) permits detached, attached, and interior-conversion protected-use ADUs up to 900 square feet in zones that allow single-family dwellings. The East Bridgewater AGO decision (April 14, 2025), a regional precedent, confirms a town cannot limit protected-use ADUs to single-family-only lots. Confirm Bridgewater's current local bylaw status with the Building Department.

Do I need a special permit for a Bridgewater ADU?

No special permit is required for a protected-use ADU under state law. The Hanson AGO decision and the East Bridgewater AGO decision both reinforce that a town cannot require a special permit for a protected-use ADU. You do still file through Bridgewater's required online electronic permitting system, and a protected-use ADU must meet the building code and septic capacity.

Do I need to live on the property?

No. Under state law (760 CMR 71.00), owner-occupancy cannot be required for a protected-use ADU. In practice, you may rent the principal dwelling and live in the ADU, or live in the principal dwelling and rent the ADU. Confirm any current local provisions with the Building Department.

How strict are Bridgewater's permits, really?

Strict, and explicit about it. Bridgewater requires online electronic filing, charges a $50 penalty for paper applications, doubles the permit fee for work started before the permit is issued, and triples it if the permit card is not on-site. The permit card must be in hand and posted on-site before any work begins, and archived physical files may take up to 48 hours to retrieve. This affects every ADU project, so we keep the paperwork tight, file electronically, and post the card before anyone starts.

What about Bridgewater State University rental demand?

It is the dominant economic factor for Bridgewater ADUs. With roughly 10,000 students plus faculty and staff, demand is strong and year-round, and it skews toward long-term 12-month leases rather than seasonal turnover. ADU economics work well in Bridgewater because of the BSU rental market, especially on sewered parcels near campus or the commuter-rail station.

Does Bridgewater Station affect my ADU?

It can, in two ways. Bridgewater Station sits on the Fall River/New Bedford Line, formerly the Middleborough/Lakeville Line, which was renamed when South Coast Rail service began on March 24, 2025. Properties within 0.5 miles of the station may qualify for the state's transit-adjacent parking exemption, which can mean fewer required off-street parking spaces. And commuter access plus the BSU community makes transit-accessible units especially rentable. Verify your parcel's distance by address.

Sewer or septic in Bridgewater?

It depends on your area. The central downtown and the Bridgewater State University campus area are substantially sewered, which is a Title 5 advantage. Outlying areas are on private septic. On a septic parcel, adding an ADU bedroom adds wastewater design flow, so a Title 5 capacity check and possible system replacement can add $30,000 to $60,000. Confirm sewer availability by your specific address before design.

What about the Hockomock Swamp ACEC?

If your parcel is in or adjacent to the Hockomock Swamp, the Area of Critical Environmental Concern designation creates additional Conservation Commission and MassDEP review, stricter wetlands standards, and limited buildability in some areas. Plan on roughly 6 to 12 additional weeks. We coordinate with the Conservation Commission early for any ACEC-adjacent project.

Bridgewater, East Bridgewater, or West Bridgewater?

Three different towns, all in Plymouth County, each with its own Building Department, phone number, and bylaw. Bridgewater (this town) is the largest and home to Bridgewater State University. We always verify which town a parcel is in before we do anything, because the process is different in each.

What does a Bridgewater ADU cost?

BuildX ADU pricing ranges from $284,301 to $525,861. That covers the complete building package, foundation through move-in-ready finishes; site work is priced separately after a lot evaluation. Bridgewater-specific drivers move a project within that band: a septic upgrade on an outlying parcel adds $30,000 to $60,000, a Hockomock Swamp ACEC review adds 6 to 12 weeks, and an industrial-heritage environmental site assessment, where needed, adds $3,000 to $10,000.
