How big can a Weymouth ADU be?

State law allows up to 900 sq ft for a protected-use ADU, regardless of lot size. Weymouth's Article XXIX names a general cap of the lesser of one-half the size of the primary residence or 900 sq ft, and a local 750 sq ft cap on lots under 25,000 sq ft. The state floor allows 900 sq ft regardless of lot size, so confirm with the Weymouth Building Department how the town is applying its local lot-size cap before you design. Interior conversions are capped at one-third the gross floor area of the existing dwelling.

Is my Weymouth ADU on sewer or septic?

Most central Weymouth neighborhoods are on MWRA municipal sewer, which is a meaningful advantage because a sewered parcel bypasses the $30,000 to $60,000 Title 5 septic upgrade many South Shore towns face. Outlying parcels remain on private septic and require Title 5 review when an ADU adds a bedroom. Confirm sewer status by your specific address before designing.

Can I Airbnb my Weymouth ADU?

No. Weymouth's Article XXIX prohibits short-term rental for both the ADU and the principal single-family dwelling. This is stricter than most South Shore towns, which restrict only the ADU. If your business model is Airbnb or VRBO income from either unit, Weymouth is not your town. Long-term rentals are allowed.

Can I sell my Weymouth ADU as a condominium?

No. Article XXIX states the ADU may not be separately sold as a condominium, or otherwise. The ADU and the one-family dwelling must remain on the same lot and may not be divided into separate lots. Same lot, same ownership.

Do Weymouth's MBTA stations help with parking?

Yes, and this is Weymouth's biggest ADU advantage. The town has three Greenbush Line stations: East Weymouth, Weymouth Landing, and South Weymouth. A parcel within 0.5 miles of any of them may qualify for the state parking exemption, meaning no additional off-street parking space is required for the ADU. Many Weymouth lots fall inside one of those rings. Verify your parcel's distance to the nearest station.
